Housing Specifications
- A minimum of 1,000 square feet of living space, excluding enclosed porches
- Minimum floor size of 28’ x 40’
- Home must be 1999 or newer
- Double pitched roof with a 3/12 minimum roof pitch
- Cedar, shake, fiberglass or asphalt shingle roofs or other roof of a similar aesthetic quality and appearance
- Horizontal, vinyl siding to the ground
- Self-storing “residential type” storm doors. Decorative front doors may be used without a screen door provided door is wood or steel clad.
- Minimum 12” shutters on all windows (except octagons) with matching or complimentary colors to exterior
- Frost-free faucet placed on front door side near entry door. Additional faucets are optional
- Retailer or manufacturer’s nameplates may not appear on the exterior of the home.
- Steps are required at entrance and exit doors. Steps are to be made of treated wood with appropriate railing and enclosures. Steps must be enclosed with vinyl siding to match home. Minimum 6’x6’ platform on stairs at front door.
- Decks are to be made of treated wood with appropriate railing and enclosures. Handrails and enclosed panels are to be 48” or lower from the surface of the deck.
- Storage sheds are to be made of pressure treated wood, stained or vinyl sided to match or compliment the exterior of the home. Shed sizes may be 8’x8’, 10’x10’, or 10’x12’.
- Dormers are required on entry door side of all homes.
- Each wall facing the street must have a minimum of two windows or one window measuring 30”x36” or greater.
- All air conditioning units must be placed on precast cement or fiberglass pads
- Like colored homes are precluded from being placed adjacent to one another.
- Comply with all HUD construction standards
- All homes located on perimeter lots shall have the long side face their respective adjacent interior street with a minimum of one window, 30”x36”, on the street side.
- All homes subject to Boulder Ridge review and approval
